EPC Exceptions

While a standard Energy Performance Certificate (EPC) is required if a property is to be sold or rented, there are some properties where a different sort of EPC will already exist.

Firstly, if the property was built after 6th April 2008 in England & Wales, 30th September 2008 in Northern Ireland or 1st May 2007 in Scotland, then an EPC is still required but it should have been done as part of the SAP calculation that the developer carried out when the property was built as part of the Building Regulations.

Secondly, if a dwelling is created by change of use (for example it was previously a commercial property and has been converted into a residential property), the EPC must be assessed using SAP.  Again, the date of the change is when the dwelling is completed on or after the date above (or in Scotland when the new dwelling is submitted for building warrant).
